Rental Policy & Documents

Based on the guidelines set forth in the PCF Covenants, homes can be leased or rented in the neighborhood up to a limit of 10%, which is 20 homes. The HOA Board of Directors has created a policy to establish equitable approach for approval of your home for lease or rental. The covenants, as updated in 2006, now require that both the homeowner and lessee/tenant pay dues.
   

Policy Basics

The first step in renting your home is the application for approval. This approval is good for 6 months and can be obtained even if no tenant is secured. Once a tenant is secured, the homeowner must submit the Lease/Rental Agreement and the Lessee/Tenant Agreement and a check for the dues for the lease term. These forms and check must be submitted 10 days prior to move-in. The homeowner can collect dues from their tenant at the time of move-in.

A Lease/Rental Agreement may be extended by notification of the Board of Directors at least 30 days prior to the conclusion of the lease. If you are considering applying to rent your home, please review the full policy document and forms below.

Failure to obtain approval in accordance with the covenants will constitute a violation of Article 14.
